Comparing apples to apples you should comp a rooming house with other rooming house and not apts.And you should also check zoning to make sure that it is a permitted use.

.There is new construction but it's more of an apples to oranges in that the new construction is sided colonials and on this particular street the homes are ramblers or older style 2 stories, many of them brick.

@Curt Davis actually not, Cordova, Bartlett, and appling area are the areas I've been getting most of my deals for typically in the 44-64k range selling them off for 70-82k to local investors and 90-93% of the market value to the private equity companies.

I agree with Dion, I'd not enter into a JV with others, your entire operation could be at risk arising from a few bad apples and in the wholesale, most lack experience and knowledge, if they were more "on top" of RE, they wouldn't be wholesaling deals but buying and selling and doing retail transactions to obtain a higher prices and profits.
