You can give him a window of price: Based on my numbers, homes like yours are selling between 200k and $300k or $500k and $600k etc The first step is for me to walk the home and assess it visually: from there, I will have to walk the home with a contractor to make sure that I know what I am walking into.

@Jordan Ness - I have a good friend who specializes in commercial real estate that may be able to help. 

For example, how important is having local eyes and ears on the ground before signnig the contract (commercial or residential) so you have a clear visual understandng of the site as well as the neighborhood.

After we closed on the building, we discovered that the sprinkler system already installed was for visual appeal only (a plumbing line was NEVER hooked up and the pipes were made of PVC).  

I think visually it just makes more sense for me this way too.

A good flooring person can get pretty close to matching so it's safe and would be less visually obvious than the current grate.I would also do what I could to ensure the renters had their own space so it feels like a home.

We are considering adding "Properly" app, which is visual management for cleaning - so we can be more specific about how each room should look, in a visual way that is easy for the cleaning team to understand.
