Since you are essentially buying the property 100% financing between your HELOC and financing, make sure you can afford it as if the property goes south, or you have to short sale it, make sure you are in a financial position to be able to still afford those payments on the LOC. 99% sure you will not find a cash flowing property using traditional financing and the HELOC.

I am happy it is complete and that I have the reserves to not have any significant impact from the overrun other than not liking it and making virtually zero for our efforts (my guess is value add is about the same as our expense - we traditionally add value 2x the costs).

Many of my clients keep using the traditional bookkeeping methods they already had in place even after switching to the Texas Series LLC.Ultimately, a Series LLC formed in a "friendly" state like Texas will be cheaper than forming a ton of Traditional LLCs, where you may have to pay fees and annual taxes.
