Just a word of advice for next time -- always, always, always set up a temporary service before you disconnect from the pole!

It’s temporary financing.  

You could try to leverage the HOA (if there is one) or you could bring in a PM to manage the properties and situation, maybe even on a temporary basis.

In my opinion I have three options and hoping you pros have some great ideas:1) Hiring a professional commercial boiler expert to thoroughly clean the boiler and go through the whole system with a fine tooth comb.2) Do the HVAC conversion in the soon to be 4 empty units and keep the boiler working for the remaining occupied 3 units. 3) Do the HVAC conversion in each unit one at a time and when I get to the units that are occupied I'd offer them the other units to sleep in or perhaps rent them a temporary place to live. 

that was a temporary demand issue that resolved. 

This appears to be a case where there was a temporary housing/rental shortage with little barrier to entry...those don't last long.Many investors feel that it is prudent to map out your exit strategy(s) at acquisition. 

I suspect the idea is that those two types of improvements (leasehold and retail) and restaurants are very temporary. 

Currently, I am on OPT visa(temporary work visa) status and would hopefully get my H1B visa(work visa) by the end of July 2018.

I have made the first temporary payment of $1078 an have two more payments due before they give me the final modification over.
