I am thinking you need a lease agreement that is separate from the option agreement and DO NOT ALLOW it to be RECORDED.. this can trigger a judicial foreclosure as well in the case of a dispute.I bought literally 100's homes sub too.. but it was in my prime we were a multi million dollar company with easy mid 7 figures liquidity... so if a loan got called we stroked a check.IF you have deep reserves and I am not talking 10 to 20k but a few hundred grand and least and are willing to part with it to save the property that's one.. thing..

ouch i would not sign that deal .. if you dont get them out NP  but not to the tune of you stroking a 35k check to the buyer.

So it is with a straight face I can give out applications and request holding funds and people have no problem stroking large holding checks to a mgt co vs the bad handyman.

We will be in Boston for 3 years at least.Painting in broad strokes, it seems like any house hack I can find in the area would not do much better than breaking even each month (assuming we don't live there).Of course, when you factor in that we would be paying towards P&I rather than towards rent, the hack looks attractive.Am I better off investing elsewhere and just paying rent in Boston?
