Now, Investor 2 is thinking of buying the SAME EXACT Property, 100 Main Street, with a Mortgage at 100% LTV, fully financed.... and the Monthly P&I will be $200 per month.

Or maybe have a squatter coming in on a down week and taking over.Or maybe you like dealing with folks sleeping in your back yard or having a derelict RV on the street in front of your house.I am being a bit hyperbolic of course, but our area isn't owner friendly at all and it is getting worse.

Unless you are walking the streets, vetting tenants personally and visiting the property regularly in-person, these risks are same even for your own backyard.

Separate the wheat from the chaff.When you meet them in the street, just say hello with a smile--you never know-- your next painter (or other) might be their cousin--recommended to you by them, as that nice landlord.Good Luck!
