Year and a 1/2 ago we had a problem on the place that we have been livin for 8 years the water flooding from upstairs on the condominium the owner agreed to sell to soon as the property was going to be repair by the insurance insurance it never repaired the Condominium and did the sentence after he died are not willing to fix it but my Purchase contract is active they Just want the rent but don't want to fix the unit. how can I come out winning on this situation?

For that last sentence, 18% of the gross rent is a good ballpark, but do your own research on what you are comfortable with.Also, look at what the same money will buy for a down payment on your next home and maybe a different rental property.
