In  my opinion, the toughest ship to sail is a partnership. 

Another thing is that under our servicing, the deal could be refinanced and there was no way that lender was going to get their hands on the property....kinda takes the wind out of the sail for them and it becomes an issue where they say...do we want the interest and timely payments of not?...

Crime is a drawback though because of its surroundings, however, I drive through there every day for work and not a day goes by where you don't see hang gliders, para sailing, SUP boarders, dogs, runners, bikers... 

Not all plain sailing, since we have had the usual problems, tenants moving out, and a major flood due to a leaking faucet not being reported by a tenant, but it is less stressful not being on the ground.
