We are all "high rollers" whom "value our time" so much that we can never be bothered to chat up the handyman in the tile isle at Home Depot or the concrete guy pouring a patio at the house down the street. 

The real problem is that FHA buyers are very sensitive to costs and they are usually skating on thin ice when it comes to credit score.

You must have determination to succeed and to get over the emotional roller coaster you will encounter!

We discovered at a Home Depot Behre paint training that the Behre (top of the line olive green can) semi gloss enamel goes on oderless with a foam roller and in a few days dries almost as hard as older oil base.  

There is a very popular skate park 1/2 block away and access to 95 is 1 block away.We have yet to do the finishes but have completed the drywall, trim, doors, paint.

Back then we used real mohair rollers -- they're incredibly expensive in this country nowadays.

They just kind of skate by because they are usually irrelevant.

To be able to get approved for a 3 or 5% downpayment, for 3% down it would have to be the first property you have ever purchased and you have to live there for the 5% you can do that once per year, which you also need to "intend" to live there, some are able to skate by the rules per se, and not actually live there if their situation changes after getting the loan.
