To make matters worse, I ripped out the old kitchen including the sink and stove so that makes it not technically a home I am told.The house is in central NJ by the way.

Real lenders don’t want to get ripped off either and will only fund through a title company.

We ended up ripping off the back 1/3 of the house as it had rotted which we didn't know until we gutted the building.

So I'm not ripping on RE agents or brokers WHATSOEVER, in fact I will likely become one in Illinois in the future.

You’re in a desirable area, so you have that going for you if you decide to pull the rip cord.

Me as a handyman wouldn't bother with a job that realistically will take 3-4 hours of my time (gathering materials, travel, time in labor) for $50, me as a landlord thinks that $50 for a drywall patch is a rip-off.  

I only ask as ripping out the ceiling to replace the insulation is pretty time consuming and expensive and I am not sure that it would completely eliminate the sound.  

Do not replace anything once you try to retrofit the sink you will discover you have to rip out the wall to the studs.
