I have a guy who is interested in developing a plot of land with 15 homes between $300K-$375K but it's hard finding the right land at the right price so we're always on the lookout for raw land that will fit that criteria.

Currently, I have a primary residence, a piece of RAW land used for farming, a single family rental and I am under contract for my second SFR.My market seems to be very small the more I look into it, but my goal is to have 4 SFR by the time I am 45, I.m currently 40.  

According to my calculations, after 20% down and PITI my raw cashflow will be $750.00 monthly! 

Is it better marketed as raw land or will it get more attention if there is a development plan on paper at least?

I still wouldn't want to do a raw land deal!

I shoot everything in raw format and use bracketing and basic HDR to get the desired results in interior spaces.  

I paid 26k for in 1995.. its on the market for 3 million ... no cash flow but some nice appreciation.. it was unbuildable raw land but as I looked at the city and the direction it was going in I bought it paid cash put it away.. it is now in the city and zone multi use residential with a commercial overlay... this is were big hits are made
