Hi @Ernest Grindle I have been driving for dollars and I found some prospects and I am going to do my due diligence to get everything correct, learning a lot though.

Do you have a prospective list of investors?

The first is understanding the different context between an investor and average home owner.I'm happy to sit down with you to answer any questions you have since it would take way to long to try to do this in a forum.Also my business partner is still licensed and works with investors and he can give more insight from an agency prospective. 

One of those prospective buyers that could have bought it for "X", lost out to you and then you sell it for "Y" and that same person now has to pay "Y" for it, instead of "X".

And you'll probably want to use a CRM like hubspot integrated with an email service like mailchimp to keep in touch with prospective buyers and sellers.

I don’t currently have any investor prospects to go to, nor does that make me feel very comfortable.

Good evening @Meshael Eady,I totally agree... prospective house hackers should focus on areas they are familiar with and/or feel comfortable living in.

Details about the prospective property: Listed for 140K next to "A" rated schools large lot which is desirable in the area.

I have a couple prospects but haven't got anything on paper yet.

The prospects should not have had a showing at the property if they're not able to pay the rent.
