I could rehab them with a line of credit then sell them above the release price to prevent paying at closing.

Trust is the biggest name of the game.Also knowing who is responsible for what before you get started is a great way to prevent an argument. 

I think it depends on goals and experience, section 8 is a good guaranteed income, air bnb or short term will have higher rents but you will have more monthly expenses (cleaning, internet, lawncare) student housing is another option, and then good old LTR.

I would suggest a darker shade of granite to prevent any stains.

When I get back in town, I go and look at the property and it has major foundation issues and needed a whole new central heating and air and ductwork.  

It could prevent a host of problems this summer.
