hi im pondering getting bids on building a modest 1500 sqft 3/2 stucco house in the lincoln/rocklin/roseville (suburbs of sacramento).

But I have been pondering for the last few days....Is this even a realistic goal? 

Thanks for asking the question, I have been pondering the same thing lately, and in responding to you, it has forced me to really think through the dilemma.

If buying using a realtor, you should make it a goal to do no worse than that "1% rule", since properties that meet the "1% rule" usually are fortunate to break even AT BEST.The advice of the other posts is well worth pondering before you engage in a transaction that isn't a money-maker.

which has led me to take a deep pondering of should one work on or in their business?  

We are pondering the purchase of a property (and possibly the adjoining property) on a fairly major street in Woodland Hills.
