We have two family members that we want to partner with, however we are unsure how to establish roles within our group. 

With this exchange I'm looking to generate passive cash flow so I can pivot into real estate full time.

Now, we also played the role as PM and not owners, which I’m glad we did as our bottom unit was very demanding in wanting to speak to the “owners” to try to get out of paying.

In any job role you jump into you will have a period in which you won't be truly in the front lines.

@Carlos Casanueva- like @Andrew Johnson said, it basically comes down to if you want an active or passive role and fyi... you can go much bigger than 40-50 units my friend. 

I am not sure if our current investments can play a role in our loan process, which is why I am turning to the Bigger Pockets community. 

What are the permit requirements, if anyWhat quality level of finish do you need to hit in order to make it match the demographics of the neighborhood These will all ply a role in determining if you’ve got a winner or a loser.

This is because some of the money you are making, is from your management role.

Something to keep in mind if looking to pivot.

Your role is not to protect the interests of all 3 partners.
