If not received in your office on or before that date (preferrably the 1st of the month) then on the 3rd or 5th day past your rental due date, according to your contract, a late fee will be charged.If the tenant sends in their rent to me without their late fee, then I will call the tenant and let them know that they didn't include the late fee and that until I received their late fee, the eviction process is still on-going, but I will hold on to their check or money order until I receive their late fee, or until our court date.

Make sure this is a voucher for all of the rent for as long as the term is, I got burned very bad by this because the voucher was only for 1 months rent but I was lead to believe from tenant it would be an on going payment.

Just to clarify there are three services an agent can perform that have been discussed. 1) put the property in the MLS for exposure to potential tenants. 2) Property management for the one time act of locating and placing a tenant in the property. 3) Property management for the ongoing monthly management of the property.Sometimes 1 and 2 are not separable but in some areas they are.With regards to listing the property in the MLS, here there are virtually no rentals in the MLS so no one hires an agent just to get the property in the MLS.

I don't make my properties perfect and let tenants know that maintenance is an ongoing thing' and that older properties have certain characteristics and weaknesses that newer properties don't have.
