I would say that the closing costs savings are generally pretty light (if even existing on these) - its not super logical, but often worth the hassle to do as individual loans

buy a used coin op laundry machine and a used quarter exchange machine. you could get both for under 2k Washer/Dryer and exchanger.as far as servicing, anyone who can swap out a light fixture could maintain the entire unit with a little youtubing.I find more issues with card systems, esp if they are in the basement of a building, wifi, and card reading tend to be the most common.

I removed popcorn ceilings, painted all walls (inside and out), replaced and changed out light fixtures (inside and outside), furnished the entire home, and created a fun outdoor space (fire pit, grill, picnic area, outdoor games - including wiffle ball!).

In Fall 2022 I bought a 3/2 (half of a duplex) in a neighborhood that’s in the early stages of up and coming, my thought was to get a rental to break even or lightly cash flow and appreciate over time as the neighborhood improved.
