Not sure about the appreciation in the town, but sounds like a solid single at a minimum (in baseball terms).  

Spring Training baseball is a high occupancy season.

What may seem out of your league at the moment is truly quite easy for the newest investor, and you may one day retire early because of the risks you took now.

That said they are trying to utilize a similar approach that Winston did several years ago of building a downtown baseball stadium that can be used as a multi-purpose venue and planning on restaurants and bars to come in town to take advantage of increased traffic.

Our family gave back around 50k in donations to our local cities and organizations last year from thermal cameras to the fire department, little league teams, childrens hospital and many more.AND there are countless investors out there just like me who along with creating wealth and financial freedom have a true passion to help the community and yes.......solve problems.I grew up in the projects and a trailer court very poor, but unlike your comment that poor people can’t get themselves out of the past and revert to some negative activity, growing up poor is the fuel to be the best version of myself each day and work harder so that myself and those around me never have to experience that life again.

This was a great area close to the baseball and football fields as well as the pre-k school.

Worcester is the quickest growing cities in New England, has one of the fastest growing biotech hubs, has a ton of school, hospitals and even has the WooSox, a minor league team of the Red Sox.

For the other 7 months of the year, I spend my time as a baseball player in Florida and Minneapolis.
