The way this is done is that the qualified intermediary for the 1031 exchange will take title to the new property. 

On a very technical basis, you do not need to do a title search or use an intermediary to facilitate a transaction. 

@Lisa BrooksI agree with Greg you need a third party intermediary to collect the payments and do the closing statement for taxes etc.

Legal title to either the relinquished property or the replacement property must be acquired and held or "parked" by an Exchange Accommodation Titleholder (generally an affiliate of the Qualified Intermediary. 

If you go that route, the 1031, start talking to a Qualified Intermediary now to discuss your options and your position - they can either advise or refer you to someone that can advise you as well.I think if you are willing to give this property up, it's an exceptional learning experience to not only do the 1031, but process this deal without the use of a RE agent - you can do this without them.

Was it really an exchange, meaning you had a "qualified exchange intermediary" involved?

Hey @Anand S. you bring up an important, often overlooked point:Owning a direct booking website is not intended to out-AirBnB AirBnB, it’s to allow a direct channel where you can own the relationship with your customer without an intermediary telling you how, when, and for what rate you continue that relationship. 

I believe wholesalers also act as intermediaries and represent both sides - giving the brokerages more commission.
