If you go that route, the 1031, start talking to a Qualified Intermediary now to discuss your options and your position - they can either advise or refer you to someone that can advise you as well.I think if you are willing to give this property up, it's an exceptional learning experience to not only do the 1031, but process this deal without the use of a RE agent - you can do this without them.

Hey @Anand S. you bring up an important, often overlooked point:Owning a direct booking website is not intended to out-AirBnB AirBnB, it’s to allow a direct channel where you can own the relationship with your customer without an intermediary telling you how, when, and for what rate you continue that relationship.
