Im a really successful individual as it is, and I always learn something new when I interact with many of the people involved with BP. 

I've had many positive interactions previously on BP (including with @Jim K. and @Bruce Woodruff). 

I was wondering if anyone could give me tips on how to interact with a potential seller.

The site eig.org has an OZ interactive map where you can put in an address or gps coordinates and it will show if it's in an OZ.

We also have an interactive FB group that you can connect with local DFW investors as well.

I'd just work on building my credit, getting a good W2 job, and reading House Hacking by Craig Curelop.However, if it were me, and I was 18 with the goal of becoming a real estate millionaire and financially free by the age of 25.... then I'd get 2 jobs (preferably jobs that interact with the public and increase people skills), reduce all of my spending, save as much as I could, read all of these books twice, listen to all the BiggerPockets podcasts, watch all of the free webinars, read blog posts, watch youtube videos, go to local meet ups , network and immerse myself into the world of real estate.

Second post to the same topic to add clarity.You are correct in that the way all of these comparison calculations work are all incredibly similar, but it seems like you're not super clear on when to use these different rates and their interaction with each other. 

The methods may change as I learn more about REI and begin to get some experience.I look forward to my real estate investing journey, interacting with other fellow BP members on the forums, and meeting and networking with local Houston real estate investors at meetups!

Other than a duplex style, what type of small-ish build outs would be affordable but also be most convenient for house hacking or renting out to a tentant without interacting with them as much?
