It is good to hear that you were able to derive such success for your transaction and inspires me to consider that it may be appropriate for me to dig a little deeper when I come across similar situations. 

The extra $10 is our pita feeThere is no reason not to hold tenants responsible, they are not children but often must be treated that way.Each tenant being held responsible may help but if not you at least get your money back.

Started listening to Biggerpockets podcasts(still long way to go, but very inspiring ).

With all I've learned recently, I have been inspired to start trying to close on more properties. 

He expects me to pick up every Friday this was not part of the deal and I am not able to do that every Friday as I have children and another business to run.

I've been thinking about starting a mailing campaign to pre-foreclosures or any potential sellers but I'm in need of some inspiration.

I am not interested in a family trust as we have no children.
