Honesty is very important, even if it means having an unpleasant conversation.  

If you a fixated on "your guy"..... you fully trust their ability, honesty and price..... and don't want to risk using someone else, then explain that to the tenant....be honest and up front about it with them....... and provide several portable units.When it comes to contractors, I 100% understand not rolling the dice on an unknown...... be honest with the tenant about why you are doing what you are doing and provide a reasonable temp fix with the portables......

To be honest, I have no idea.

As a PM I do not want to deal with late rent for a couple extra bucks, which is really a loss, money wise for me considering, it takes time, some times lots of it, additional paper work, proper/legal service etc.Having high integrity and honesty at my core, the thought of incentivizing a tenant to pay late is crazy talk.

@Jonathan Nixon To be honest I haven't spent a lot of time in the area.  

I would ask them what date specifically you need to send the notice but to be honest I would just serve the notice and give them only the 30-days.

If I am to be completely honest, I am still floundering about and trying to figure it all out.

I would just tell the Investor thanks for the honesty and move on.

Integrity, honesty, and service are important traits for any business and they should be part of any seminar.
