And I think right now it can harm folks who think that 2% is what is needed to or what they should do.. it leads them to the war zones and hood properties  were 2% is still viable..

You wouldnt trust a stranger on the internet offering to give you heart surgery for free....so why would you accept a contract for free from a stranger on the internet that could cause you harm if things go sideways?

Create so many confusing, conflicting, economy damaging, business hamstringing, unnecessary and generally harmful regulations that it is IMPOSSIBLE for anyone to be in compliance!  

I love reading these kind-of articles, but sometimes I find the articles are more click-bait than substance.

just a suggestion, there is also no harm in spreading the word that you are looking to purchase an investment property, people may know of someone thinking of selling, and you may pick up a good deal.

In the meantime, read and study as much as you can about all aspects of this field.Any legitimate real estate transaction of any substance requires attorneys to review and create contracts and deeds etc, earnest deposit money, substantial due diligence money for appraisals, surveys, environmental assessments (phase1 etc) and inspections.

They aren't harming you and unless you can address the users actual post, stop commenting about how bad and evil wholesalers are.

Nonetheless, no harm in asking others for general comments about what they think about that area (regarding rehab strategy).

And there are "safe work practices" that have to be used in some cases to try to mitigate the risks associated with these substances.
