I see people at meetups all the time with these type of traits but they don't have enough money to take down deals themselves but would be great at playing point guard and verifying work is done/solving problems.

With your current loan rate locked in, it isn't really affected, but I just don't want you caught off guard or trying to time your decisions based on hopes that rates will come back to what they were any time soon. 

I would continue to analyze properties that meet your criteria, but at the same time be on guard.

The community has a gated entry with a security guard shack that is manned 12 hours a day.

I am a geospatial analyst and I'm also in the Army National Guard.

I had gutter guards installed throughout the property to hopefully avoid having to worry about cleaning the gutters but good point to those that mentioned gutters and making sure there are ice issues.

Are you stationed at the Old Guard?

A thought, simply a thought, and don't freak out (LOL) is that they or one of them could join the National Guard or Reserves.
