I think contractors are everywhere, literally drive around or do a google or facebook search and vet them.

You can also find real estate investing groups through meetup.com, facebook, or a Google search.

When things were going downhill they went into my Trello and my google drive and copied all my business data out (including data that was for another business not landflipping).

Unless you're doing a lot of transactions and understand the process as well as a competent (key word) buyer's agent does, I don't recommend buying without your own agent at all.
