I am worried about more vacancies, but at the same time, worried about frozen pipes damage...I know that this is what property management companies are for, but as this is my first investment property in which the most expensive apartment was vacated shortly after purchase and has not been ready to re-rent until this coming weekend due to a ton of renovation needs, the property is most definitely in the red and with the credit cards hit from the renovation, its going to take a while to get this property to a point where its making a profit.

I should have added the JT seller you're partnering with will likely want to consult CPA and attorney to properly structure the deal so that it is not a "sale" for them in the IRS's eyes, as that would disturb their stepped up cost basis on their 1/3 interest.This is also important is places where property taxes are frozen until a the property is transferred, like California... what's that called again, Prop 9?

If you find a STR deal, in Seattle or otherwise, you should pounce on it IF you have a solid contingency plan for what to do if tourism is frozen for 6 months... a year... or even a few years.

On more or less all of my houses, they are at/near the floor when I bought them, so there's really nowhere for them to go (other than be stuck in a completely frozen market, not going to happen here except under Armegeddon).
