If you want to be scrappy, local to us there are also a lot of those big 100 year old Victorians that are SFRs on paper, but one or two ovens and fridges away from being unofficial duplexes or triplexes.

Probably my own fault for not checking what the tenant left behind but it literally looks just as it did last time I was there - there are bananas and bread on the counter, fridge full of food, clothes on the floor, dishes in the sink...

I would create a plan and rough elevations that would probably take you an couple hours to do and call out the materials and locations of sink, stove, dish washer, fridge, etc.I am not sure how you are structuring your construction and if you have a general GC or you are acting as the GC.

Maybe your tenants don't want ANY increase, but they'd be willing to chip in for a new fridge and oven so a concession of this sort can be some sort of middle ground?
