No right answer....can you take that 7k and make more $$ enough to pay off the 20k way faster....maybe....of maybe you screw up since you are totally new at this and flush that 7k down the tubes in the blink of an eye......Me personally....I work my *** off to pay off the 20k and then start investing.

A cat is definitely less stressful, but not trouble free.Cat food left out overnight invites roaches into the house.This I did not experience, but a friend who is a fellow landlord did - a tenant flushed kitty litter down the toilet and caused a blockage in the drain.One time I had to replace a central AC system, tenant had the cat in a bedroom, with door closed.

You figure if that is a $1200/mo rental, each week it sits unrented (when it very well could have been) is $300 flushed away.Also not to mention, when a PM sends someone out to work on something, you don't know if this is actually a licensed technician in that field (i.e.

If you are flipping though and are worried about appearance more you can always add an in-wall heater in the bathroom/kitchen that sits flush inside the stud bays.We have had plenty of really cold -0 nights and the mini-splits have performed extremely well though.
