I gradually increased them once rents (and property taxes/insurance) started exploding in Raleigh, but remained below market the entire time. 

Denver CO is exploding but prices are very high and it doesn't flow well, Dallas is currently seeing healthy appreciation, but Dallas is not traditionally a high appreciation market.

It's totally exploded, but there are opportunities in the niches.

I have found a great opportunity to purchase about an acre of land strategically placed on a main road in a beach town called Progreso that is exploding in popularity among Canadian, USA and European expats.
