Would you:tear down the walls and make it a dining room, making the whole house look a lot bigger, (aesthetically pleasing option)close one of the doors and make it a study/flexroom, (cheap option) or add a small closet and make the house a 4/2 (Max ARV option?)

I know what dog nails do to hardwood floors (I have a set in the dining room).

I think people may say they want to live in the city but why pay more in rent, taxes and car insurance and not have anything other than some restaurants to dine at?

Lesser quality materials differs when switching from one strategy to the other, lower   but little elegant when you build rentals.

And the owner attempting to replace the kitchen counter top.We want to stain the wood floors (living and dining room and stairs), add crown molding, replace flooring (kitchen and family room), and redo the master bathroom to start (approx $14K quoted from the contractor).We're now getting cold feet.

The attic room (this is where I can make a 3rd bedroom), main bedroom, and dining room all have Knob & Tube while the kitchen, basement, bathroom, and 2nd room have updated wiring.
