Buying a wooded two acre lot for first home/triplex house hack?

I am really interested in becoming a first time home owner within super easy commuting distance (6 minutes) of a huge manufacturing plant that is about to be built. I am an apprentice carpenter and plan to work on the concrete forms as the plant is being built. It is estimated to require as many as 6000 tradesmen to build it over the course of 5+ years and to employ about 600 permanent employees. 

I just saw this property online and am feeling desperate to buy it. But I'm a total newbie.

The place is close to everything - shopping, dining, schools. 

My current financial situations is not terrible but not great either. I do not have enough money for a large down payment. 

The property is a wooded 2 acre lot with no buildings on it at present. The price for the lot is $45000. 

I am thinking about either building a duplex or triplex. Or building several separate pre-manufactured homes (e.g. http://www.deltechomes.com/) on the lot. I would live in one unit and rent out the others. 

Before I contact the realtors, what are some important questions I should be asking? And what do I need to have figured out before I talk to them so that they will take me seriously?
