think bigger. we build a triplex that's very popular in columbus. for house hacking unless you want to live with your tenants or rent bedrooms out push the dwelling units up and run the numbers. as long as you can qualify for it

This could include photos, videos, or written statements from neighbors or maintenance personnel who have witnessed smoking on the property.

Ultimately he is responsible for his own safety so long as you are providing a safe dwelling; however, if he is endangering others you have a couple remedies as I see it.

I’d say that attending a training seminar/mentor/YOUTUBE videos, etc and trying to put a deal together based on that information makes putting the deal together a one in a hundred shot.

My rates are reasonable and my services/dwellings warrant the monthly rent cost.  

But depending on when you bought your house and your mortgage rate, it might be possible to convert it into an STR with enough cash flow to more than cover the cost of renting another dwelling as your new primary residence.
