Since it seems customary to introduce oneself on the BP forums when they're ready to get to work, I'd like to take this opportunity to do so.I'm a full time software engineer working in the health care sector.

The fact that you are asking for creative solutions says to me that you already have some creative ideas--but try to distinguish between too far fetched and a good creative business decision.I know that everything will work out fine (we might get a little scarred in the process but if we are breathing we are alive)...whatever happens in this process is part of learning...but make sure that you prepare for the class, prior to placing your hard earned money and time into this new venture.  

I'm having difficulty distinguishing the classes in between as I look at properties on the MLS.

This is not intended to be a doom and gloom thread about any potential economic downturn some time in the future, but rather discussion regarding the proper position oneself to benefit resulting from such an event.I would imagine that the buy and hold investors would be playing 'defense' first -- meaning making sure that their tenants are able to pay the rents/that they have liquidity to service debt.

I guess my follow up question would be - if we're all using Realeflow, then what distinguishes us from one another?

Once in place, it's pretty tough to distinguish a modular home from a standard stick built.

I would love to know what you believe to be the most important questions to ask them to help distinguish between mediocre and GREAT real estate agents to have a part of your team.  

So many renters and so few properties doesn’t sound like an ideal situation to put oneself in, but I’m not sure about the high end of the market.
