Only difference is that California I have 1.5% or $1500 min vs every state as Joe mentioned is the same.

Basically, the further you get away from the city the more potential for cashflow, but you're also dealing with a different tenant base that may be tougher to manage.

Good stuff, it is a much different market today.

Maybe your market is different but in my market appraisers will screw you over on the value of an ADU. 

BK is a last resort and I would not recommend it for only $10k, but every situation is different.

Boot includes any cash retained or the difference if the replacement property is of lower value than the relinquished property.

That said, if your insurance doesn't cover certain breeds, then you need to deny those breeds - until the law is changed or you find a different insurance provider who will cover them.There is definitely a law about dog bites, though.
