Things like:- who directs the work- are there contracts in place for the work- how are the contractors paid (it is generally better to pay them on a job basis and from an invoice they present)- who provides the tools- do they have their own insurance- do they advertise- do they work for othersThose are just some of the tests that could be used.

Again, we don't want to be slum lords, we want our tenants to feel at home and happy.Very early on, we noticed she was testing the waters to see what she could get away with and also, I don't think she likes us holding her accountable to the rules and being around her age or younger.
