I even have business cards that say so.

In any case, this often provides me with a free "out" card even when I waived everything else. 

@Brent Kiger I've been using rentigo for a while now and am really happy - @Cornelius Dudley is right - the tenants pay a service fee for using credit card or ACH and I'm assuming that's where they make their money from.

I have no debt (car paid off, no credit card debt, no student loan debt) and pay no mortgage on my current home, so the $3k is unburdened cash. 

Start by getting a credit card and pay it off every month only buy a tank a gas or so so you don't run the bill up.

If you have a business card you could give it to them or put a letter in the mail to the heir. 

And if you play your cards right, your rental could possibly pay both mortgages!..

Just got a new batch the other day from them.I also don't like the yellow letters/post cards either, but it does work.
