Hi @DongHui Patel, I currently self manage, I dont have experience with any of the property management firms in BB, I have only seen/heard what others experience have been, and concluded that self managing is the best route to go, and if you must have a property mgmt, do go with somebody that are not managing hundreds of STRs.

Now from the outside looking in and not knowing much about you since your profile is blank, i would conclude you are making a huge mistake pursuing a SFH over a duplex in Austin TX especially if you plan on vacating in 2 years and will be renting out said property.  

Yet, you can't conclude that most investors don't cash flow in the US because, as you'll know (since you invest there), there are plenty of places where they do.

In under 15 minutes of driving around I usually conclude that it's not a street/neighborhood that I want to invest. 

To conclude, Jacksonville is one of the markets in NC that should stay on an investors radar.

We like having the option to move back (to A1) after children finish high school in 8 years.Our plan is to hold (A1) as rental, so we have the option to move back, 8 or more years later.We have concluded that it's better to hold primary residence personally, outside of LLC, due to considerations 1, 2, 3 below.We are familiar with holding and operating residential rentals through an LLC, so we’re considering transferring ownership of (A1) to LLC while it is a rental for at least 8 years.

The insurance carrier isn't going to go to mediation until they have concluded their is coverage in the policy. 

I've concluded that CA in general is either overpriced or very close to the top. 

I recently attended a real estate investing workshop in Tampa, FL and concluded that I needed to pursue real estate investing instead of procrastinating on getting started.

So I spoke with a few Architects and Lawyers who were familiar with zoning & planning in the area, and concluded it is not worth taking the chance on.
