Hello all, I just wanted to share with you a piece I wrote about BTR trend in Sunbelt states...would love to hear your thoughts about it.The Sunbelt states of the United States are currently experiencing a housing conundrum, a cocktail of high interest rates (approaching 7%) and dwindling housing supply that's reshaping the real estate landscape.

To me there is more supply than demand.

We have low supply and pent up demand, the same as anywhere else.

There are currently 64 available for rent and 23 under contract.The absorption is 66 2/3 homes per month, so with 64 on the market, there is currently a 30-day supply of rentals in San Tan Valley.

To @Bruce Lynn point, the rents are not high compared to house values right now - shortage of supply is driving up the prices.  

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

I might wait until the picture becomes clearer regarding the city's newly liberalized building code which will apparently allow the use of CPVC and/or PEX water supply piping.

I am new to the area, and I feel like the general consensus is that it's overpriced, but is the supply there?
