A 12-room hotel will operate more like a bed & breakfast, and you should be prepared to be the manager.Assuming you have a good handle on the financial model, I would agree with @Justin Bauer.

Breakfasts and luncheons, where there are speakers and discussions regarding the local market in particular, but also other aspects of local, state, and national RE information.

@Adam Demchik and @Renee Bacon I assume by your posts that you do not have any Detroit investments and that you are not very informed on Detroit investing.

The Hampton Inn we stayed at had 8 pools. 2 reg pools on the outside with 2 lazy rivers on each side and then 2 more pools with 2 whirpools on each side.The only thing I didn't like was the hot breakfast the day we left could have been much better.We went on the Sky Wheel at the beach that is enclosed like the rotating wheel in England.

That’s great that consumers want something different, doesn’t negate the fact that an STR is a hotel, bed and breakfast, or whatever new age name you label it as.  

My plan is to never sell any of my properties for several reasons but the the most important reason for me is to not kill the goose that lays the golden eggs just to have a nice breakfast.

A few weeks ago, he came into the kitchen for breakfast sporting his favourite bright orange pants which not longer reached his ankles and informed his Mom that it was time to go to Kijiji because his pants had shrunk.
