Tax deeds convey title to the purchaser free of all prior encumbrances (mortgage liens, judgment creditors, etc.) of any kind EXCEPT liens specified by Revenue and Taxation Code Section 3712, Lis Pendens actions and any Federal Internal Revenue Service (IRS) liens that are not discharged by the sale, even though the Tax Collector has provided proper notice to the Internal Revenue Service before that date.

He's either planning to cheat you, or he doesn't know how to run his business and will either change order you to death or bail o the project.I can't tell you how may conversations I've had with investors who've bought a house where ARV & rehab costs were based on hope & prayer, then get frustrated with the contractor because he can't stuff $50,000 worth of reno into a $30,000 budget.The remodeling market is booming all over the country.

I live in the boom/bust roller coaster environment of the Permian basin and my profession is as an architect.  

in some small towns, the local town hall often houses the board of assessors, bldg dept, dept of health and tax collector.  

Jacksonville FL is DEFINITELY entering its boom as of right now for investing.

Boom you are a millionaire in 10 years...The problem with most people is that no matter how much they earn they will just increase their spending accordingly...in most cases only enjoying marginal increases to their standard of living.

I just spent about 45 minutes on hold with the DMV and another 20 minutes on hold with the tax collector's office and don't have an answer. 

If not, maybe target one with an in law/ accessory apartment (for the income)...Boom you are landlord... 

I have bought similar lists from the tax collectors but be prepared, it's gonna be a big list.
