Hello, my realtor found a tenant for me who appeared to have high income and great  references. come to find out that all are falsified. she stated she worked for a government agency and that was false, reason I know is I found her on facebook and she is self employed - WITH BAD REVIEWS AND ONE OF THEM WANTS TO SERVE HER - YIKES,  I can also see who she used as references, which are her FACEBOOK FRIENDS -NOT HER EMPLOYER. 

I currently work at a Marketing Agency in Fairfax making more money than most people my age (thanks to the four years of working at the agency prior to graduating college). 

Agents who don't follow the legal (and ethical) process that we are ALL supposed to follow is a red flag for you NOT to use that agency..

Some agencies just want to see the boiler point stuff in there and make sure you are not acting with out compete disregard for the environments.

Do I fill out and sign the Seller Non-Agency Agreement or the Buyer Non-Agency Agreement even though the Real Estate Purchase Agreement does not have me listed as a broker?

The residential mortgages for the vast majority are being sold off to the agencies or being hedged.

Potentially you could get a bridge loan that you roll into an agency loan after you stabilize it.
