It's likely you will have to redo most of their work when you get it checked as you don't want an inferior product out there if you are selling or renting it.

It would most likely come down to price and what you can afford. 

Urban areas like Austin and Dallas are appealing for growth potential and job markets, but the suburbs and smaller towns offer more unique opportunities (lower entry costs and a steady flow of families and retirees seeking affordability and space).

Lesson I learned was finding a good tenant and getting the prospective tenants fully vetted with their income and debt to make sure they can afford my rent.

Landlords are going to have to fix these properties, and with many cities looking for affordable housing solutions, these owners may be in trouble.Renting appears to be more in demand, and is currently cheaper than buying.

I agree that you need to set yourself apart from the competition and also have a product that can help win over a skeptical parent if they think the price is too much before seeing the house.

Will be interesting to see how 2025 plays out. 10 yr rates are still over 4 and spreads are not coming down quick enough to rescue people who bit off more than they can chew.Good luck with your MHP, we like that product a lot and have a deal in Central Valley, CA!
