I am trying to figure out how I can find a contractor or inspector that I can trust to view and walkthrough potential investment properties and would give me honest estimates, etc.

You should know the following:What websites your property is being advertised onHow it looks on each website (some make alterations)How many views your property is getting on these sites (Zillow makes this easy, others share no data)How many showings you've had scheduled and how many completed (there's always some cancellations)Feedback from showingsYour PMC or agent should be giving you updated CMAs every 30 days to see if the market is dropping and your price is in synch.

I think I understand it from the legal protection point of view to not draw money from the LLC account to my personal and then pay as it creates legal liability when I mingle the two.

In practice, it makes the tenant view you as weak and so they will come back for more an more until you say "no" to something and then you are the evil, greedy landlord AND as a bonus let's rile up the whole building.

I then also viewed the property 3 more times, the final time was 30 minutes prior to settlement and the Shed and it's contents were still at the property.A day after closing, a neighbor came to my door while working on the house and claims that the previous owner (prior the the house flipper I purchased the property from) had promised them the mower, bicycles and lawn chairs that are inside of my shed.
