I , as well as you Joe, been thinking about getting an LLC but others have said to just get an umbrella policy instead.

Everyone should carry their own insurance policy, and we are fully insured including an umbrella policy.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is likely to be higher, then you may consider an umbrella insurance policy.

Totally agree with James, others too, real estate falls under the finance umbrella.

As its been said on BP, just keep the properties in good repair, have landlord/homeowners insurance, and an umbrella policy. 

All those things would fall under that umbrella.

There is no need to have an LLC especially since you have no assets I agreed with @Chris an insurance umbrella policy should suffice until you start growing your property portfolio.

An umbrella insurance policy may be sufficient (vs. the LLC).You'll want to run your numbers and determine if your current home will perform well as rental.
