If you don't do anything within the software, maybe only your bookkeeper needs the software and he/she can print out the reports for you.If you want access, then you and the bookkeeper would need the desktop version and possibly a shared folder like google drive to share the quickbooks file.Intuit used to sell the quickbooks desktop(one time purchase).

I'm considering purchasing a condo or a small SFH in the Oceanside/Carlsbad area as an investment property and renting it out on a short term rental site like AirBNB. 

I recognize that when my family visits I'm hurting my profitability, but that would be once or twice a year and its part of the selling point to my wife to purchase a property.Where I need help is running the numbers.
