I would like for the properties to cash flow but have no intentions of living off of the cash flow.

If they can afford to stay, chances are they need to refinance and get the X name off the loan.   

If it has any basis at all (such as you left the apartment during your lease term for what you felt was a justifiable reason and stopped paying rent, but the landlord disagreed) then you may be better off paying a rather small settlement.  

Last time I did that, years ago, I got off the phone and figured it out myself. 

Your screening is limited to ONLY what RentRedi thinks should be part of the screening process, and rent payments...well, you will be reported to the IRS for the fees RentRedi charges..and RentRedi will not give you their W9 to write those off as an expense.

How would people recommend approaching the initial set up of that property with an eventual exit (via sale or hand-off to PM/operator) in mind?
