No one is going to subsidize your cash flow on their behalf taking on all that responsibility for what they could have made as a teenager working at McDonald's. 

But larger repair items such as appliances and mechanical, plumbing, electrical, roof windows doors etc should still fall under the landlord's responsibility.

Of course we filed a response to their request but if we did not have an attorney it could have been approvedYou won’t be able to foreclose while they are in ch 11 so definitely get an attorney to protect your interests

Suggestion: AVOID LIKE THE PLAGUE.I never received my order, no eta, and the only response I received was dated 10/21 saying they’d contact the manufacturer for a status.

Personally, I couldn't have handled the responsibility of a RE investment when I was 20. 

Whether it's mold, COVID, or a non-paying renter, a quality PM acts quickly and decisively to protect people, property, and the landlord.If you feel the PM was negligent in their response, you can file a complaint with the state commission.
