@Christian Bors , My reasoning for an LLC is to have that extra layer of protection if that time comes where a tenant falls through a floor, or slips on ice, or any other myriad of things, and decides he wants to sue me for everything I have.

Christian Sifuentes as a native I'd recommend staying away from downtown unless it's Shipoke, but only flipping/wholesaling because it's a flood zone and you don't want to buy and hold that.

Christian, it's hard to overestimate the value of local knowledge, i.e., really knowing a market.But on the other hand you're certainly right, the state is not business friendly at all, the tax burden is quite high, and given the future pension obligations I don't see that getting better in the future at all.
