At move in, I give them shovels, rakes, a sink and toilet plunger and one bag of snow salt a year.In addition they receive an automated text of the 1st reminding them of to pay their rent by the 4th and to let me know if they have any maintenance issues.Most months, I rarely have to do anything except the occasional drive by of the property (or inspection)and get the occasional maintenance text.

Depending on how the call back system is set up (e.g. go through a service that has an automated message, email or website sign up list, etc.)

You can coordinate that part on your own.For automated billing, the research I've done and quotes I got say it's really only cost effective at large scale (dozens of units at one property).  

Buyer submits all paperwork upfront, automated underwriting is run, and basic loan file is sent to underwriting.  

It's cash flow positive, and is fully paid off.Everything is automated or outsourced.

If I could find a simple, safe, and cost effective way to automate showings, I might give it a shot.

Lots of options especially with a double sided printer, and you can automate some things with letter folders and inserters, though that starts to get expensive.3.
