Just from my experience.

I have created a lot of loss in my taxes over the last few years and now want to get a mortgage for a new primary home.

In terms of development and flipping my friend does a lot of this and does good in the million dollar range but he uses OPM for these larger projects.

Use larger tiles (At least 12 x 12s) to mnimize the grout joints, it'll probably cost less than a vinyl surround and will look way better and add more value.Just my $.02...

@Brittney Yang surprisingly I have found that I can have glue down LVP installed by a local flooring company, we use Artisent Floors, https://artisentfloors.com/, for our local renovations and they are awesome and they can do it for less than what I can buy the product for at Lowes or HD even with my 10% military discount! 

My wife has a house with a small mortgage left on it and long story short...one of her kids is the other "owner" of the property.  

The only reason we don't qualify for traditional lending is because I took some time off to help my terminally ill father, and my husband has been in a commission-based role for less than a year (the lender said you need 2 years of history for that).
